Renting FAQs – ROC Management

Where should I live?

Do I need to bring my own furniture?

Do I need to bring my own furniture?

Finding the right location for your next home depends on several personal factors. Consider the following when narrowing down your options:

  • Commuting distance: How far are you willing to travel to work?
  • School proximity: Do you need to be close to a specific school or educational institution?
  • Transport links: Do you need easy access to a particular Tube station or bus stop? If so, how close is ideal?
  • Property size and location: Would you prefer a larger property in a quieter, less central area, or a smaller flat in a vibrant, central location?
  • Lifestyle preferences: Do you want to live in a peaceful residential area, or would you prefer to be close to bars, restaurants, and nightlife?

The majority of smaller properties, such as studios and one or two-bedroom flats, are either fully or part-furnished. Larger properties (three bedrooms and above) are often rented out unfurnished.

  • Furnished properties typically come with essential items like beds, tables, chairs, kitchen appliances, and sofas. Some properties may also include additional items such as televisions or sound systems, though these are at the Landlord's discretion.
  • Unfurnished properties generally include kitchen essentials like a cooker, fridge, washing machine, and sometimes a dishwasher, but may not provide additional furnishings.

When you view a property, be sure to ask the negotiator whether it is furnished or unfurnished, and factor any required furniture into your offer.

There are several transportation options in London:

  • Public transport: The Tube, buses, and overground trains are the most cost-effective and efficient modes of travel. Consider purchasing a monthly Oyster Card for unlimited travel on the Tube, buses, and trains. A monthly Oyster Card typically costs between £100 and £150, depending on the travel zones. Alternatively, pay-as-you-go may work out cheaper for occasional travel.
  • Driving: If you prefer to drive, be aware that you'll need to pay for parking and the Congestion Charge in certain central areas.
  • Taxis: While convenient, taxis are generally not the most cost-effective option in London.

For the quickest and most accurate travel routes, we recommend using the Citymapper app, which provides real-time updates on public transport and walking routes.

The time it takes to commute will vary depending on where you live, how close you are to public transport, and how well connected your area is. Most commutes in London range from 30 minutes to an hour. To get an accurate idea, download the Citymapper app and plan your route before viewing properties.

Will my utility bills be included?

How much should I budget for utilities?

For short-term lets (less than six months), most utilities are usually included in the rental price, except for phone lines and internet. However, for long-term rentals, utilities are generally not included.

If your property is managed by ROC Management, we will assist in setting up the necessary accounts with utility providers. If the property is not managed by us, the landlord will inform you of the current utility providers, and you'll need to contact them directly to set up your accounts.

Utility costs vary depending on factors like property size, usage, and energy efficiency. On average, you can expect to pay:

  • Broadband and TV packages: £20 - £60 per month (depending on your package).
  • Gas, electricity, and water: These will depend on your consumption, but for a one or two-bedroom flat, expect to budget around £100 - £200 per month.

What is council tax?

Council tax is a local tax that helps fund services like waste collection, street cleaning, local parks, policing, and fire services. The amount you pay depends on:

  • The borough you live in (each council sets its own rates).
  • The size and value of the property.
  • The number of people living in the property.

Typically, council tax will range from £100 to £200 per month for a standard flat, though some areas, like Westminster, may have lower rates. You’ll be informed of the exact amount when you sign your tenancy agreement.

Finding the perfect property can vary depending on your preferences and the current market. Some people find a property they like after viewing just one or two places, while others may need to view more options. On average, tenants view about 8–10 properties before deciding on the right one.

Our team at ROC Management will ensure that we show you properties that meet your specific needs, and we’ll work with you to find a place quickly and efficiently.

How long before I can move in?

The length of time before you can move in depends on the property's availability and the current tenants (if applicable). If the property is vacant and all paperwork is in order, including the deposit and first month’s rent, you could move into your new home within 48 hours.

For properties with tenants still in residence, we will provide a confirmed move-in date once the property becomes available.
