Our approach to marketing is both strategic and thorough. We start by offering your property to pre-qualified tenants, ensuring that we only present it to serious, ready-to-move-in individuals. In many cases, viewings will take place within 24 hours of instruction, with many properties being let before they’ve even been officially launched.
Once this initial phase is complete, your property will be added to our website and shared across the ROC Management database. To maximise exposure, we will also brief agents across our network, enabling them to promote your property to their clients and extend the reach even further.
We understand that being a landlord is not always your full-time job, and your time is valuable. That's why we make sure the viewings are scheduled at times that suit you. All viewings are accompanied by a ROC Management agent, and we will provide you with detailed feedback after each viewing. This includes the number of viewings conducted, as well as our analysis and thoughts on the potential tenants.
Based on this feedback, you can decide whether you're ready to move forward, or if we need to adjust our strategy to ensure the right tenant is found.
Once a tenant has identified your property as their ideal home, they will submit a written offer. Upon acceptance of this offer, we will carry out impartial due diligence, including credit checks, employment verification, and references from previous landlords. Unlike many other agencies, ROC Management typically secures longer tenancies, with our average initial term being two years, compared to the usual one-year agreement with a six-month break clause.
Once the necessary checks have been completed, our administrative team will handle all the required paperwork. Assuming both parties are satisfied, we aim to finalise the tenancy within 48 hours of the offer being agreed.
Before the tenancy begins, we will advise you on your landlord obligations and relevant legislation. Our team will arrange any necessary pre-tenancy works, register and hold the deposit, and carry out an inventory check and move-in process. We will also set up the standing order for rent payments.
From this point onwards, you will have a personal agent available to assist you with any queries or requests throughout the tenancy. You can also choose from a range of property management services should you require them at any stage.
